BUYER CONSULTATION
If your goal is to buy a home, you probably have good reasons in mind ranging from the purely personal to the very practical. Your home is your castle as the old saying goes. A home is a place that you can call your own. For many people the motivation for home ownership is primarily financial. Owning your own home is a first rate investment. Aside from the pride of ownership your investment will gradually accumulate equity and produce tax benefits.
Creating a partnership is essential in accomplishing your goals. All of us will play a very important role in a successful real estate transaction.
The role we will play is that of interpreter, market experts and communicators. Buying a home should be accomplished in a very methodical manner. Our method is to:
· Set up a consultation meeting with client. During the meeting we will explore the buyer´s preferences and qualification.
· First contact is made with a lender. The lender will ask a few financial questions and prepare a pre-qualification letter. This is very important because this information is used to determine how much home you can afford. When you make an offer on a home a copy of the letter and your FICO score is given to the seller. The seller will now know you are a serious qualified buyer.
· A series of questions will be asked pertaining to the number of bedrooms, bathrooms square footage, age, price range, number of garages amenities and cities that you desire.
· We than use the computer to search for homes with your parameters.
· Next we make appointments to set up a private showing of the properties.
· After viewing several properties Susan and I are able to know your likes and dislikes. You are than placed on our automated search and you will receive all properties as they are listed.
· We will contact you weekly to answer any questions and to take you to any properties you wish to see.
· Once your dream home is located we will conduct a comparative market analysis. Using this data we prepare an offer and begin negotiations.
· Upon acceptance of our offer we will hold your hand and walk you through the inspection process. In California you have 17-days to discover any defects, request correction of defects or cancel your offer.
· Prepare a net sheet showing your estimated expenses in the transaction.
· Our transaction coordinator works with escrow, title and your lender to make sure the escrow closes on time.
